It's not a good deal if the house won't appraise for that much. There are no houses at all in the area that you can compare it to? You can probably do a property record search for your county and find out what houses are appraising for.

Copy and paste the plan link to a post. My dad's been building houses for 35 years. I'll have him take a look at it for you.

I see it now...

One red flag I see is the small size and shape of the Master Bedroom. It's the same size as a secondary bedroom upstairs. Also, there are 3 doors taking up space in there which means you're going to have a hard time placing furniture. You won't be able to fit much more than a large dresser and bed in there, so if you have more than that you may be in trouble.

my mother in law's place is on the adjacant lot and she paid 139k for it.its a cape cod 1800 sf.3 room 2 bath.we also have 5 acres that it will sit on that is paid for.we have been clearing the land for about 2 years.all utilities are there and the water meter is already installed.there are some houses in the area but i dont know what they are worth.

Google the name of your county + property appraiser and see if your county is online. Then, you can usually search by name, address or subdivision. I do it for my work all the time in my area.

while I agree about the doors, to an extent (I would request that the closet doors be sliding, not swinging in the master bedroom) the size is another issue. 12 x 12 is larger than a bunch of rooms now being built, and the master bedroom, even though it's the same physical size as the upstairs bedroom, will 'feel' bigger, due to the sloped ceiling in the upstairs bedroom. That said, to get a 3 bedroom 1370 square foot home built for under 150 grand nowdays is a feat in itself. Does this price include land, or maybe you might already own the land? The lot/land plays a HUGE factor in appraisal/resale value.

EDIT: The land question was answered, and if that quote is 'built', I say go for it.

Really? I was thinking it wasn't a very good deal, but I guess it depends on where he lives. I got a brand new 1850 sq. ft. (living area) house including land last year for less than that.

the land is free and clear.we will be building in south sebastian county ark.south of ft. smith.my brother worked at the bank we went so we talked to his old boss.our credit score was a 740 so financing won't be a problem we work for the postal service and both have been there for over 15 years.right now the interest rate is 5 1/8th.not necessarily low but not outrageous either.my wife picked this house plan because there is a lot of brick and vinyl siding in this part of the country.we want the rock and hardi plank outside.rock is expensive but there are quarries as close as 5 miles away.labor is another story.from what i am to understand it is cheaper to build a larger house.this house plan is pretty detailed so this is something that will not be seen on every street corner.there is a lot of building in northwest ark right now so getting labor is going to be diecy. that is why we went to a couple of builders and got turn key bids.the one we got yesterday was 127,700.he said that he would give us a contract not to exceed that amount or he absorbs the extra costs.i have a friend that is a real estate lawyer and she will look over the contract before we take it to the bank.we are pretty excited about this and my wife really wants this particular house and i want her to have it.what i have learned is that you build a house for a woman not a man.my mother in law has a 40x60 barn full of things to keep me busy such as tractor,brush hog,welder,goats and such so we are really looking forward to this.sorry this was so long!

I've got 80 g's in my house now, and it's a remodel job that I did myself, 2,100 sq ft worth, stripped to the studs. The labor alone would have killed me. It was appraised for $47,500 when I got it 1.5 years ago (I paid 35,500), and we just got re-appraised, post remodel, at $234,950. (It needed help, BAD:)
Property values up here are like that. High demand area, high prices. It's a pretty touristy area too, which is partly why you never see for sale signs for long, they sell fast.

I like the fact that I have about 150 grand in equity. It doesn't mean I have any money though (I'm just a student), but it does mean that if I were to come into serious financial hardship, I could sell at well below market value and STILL come out good.

I think if Layton's wife wants it, it's a done deal. Material's cheap, labor will kill ya. That's a fair price for anywhere but hurricane land. :P

I'm not familiar with the market in AR either, but i would say if the land is free&clear, and that price is from a reputable builder that you have some references from, then go for it.

And i do new construction HVAC and know a good A/C guy in AR also if you have any questions about that stuff.B|
