The reason Ivanka's testimony was important was that the state is alleging Trump inflated his net worth via fraudulent means to get better loan terms, and signed documents to that effect. Thus if he claimed that he was worth $5 billion but knew he was really worth $2 billion, that's fraud. A similar claim in the real world would be applying for a mortgage and falsifying your job, claiming that you made $200K a year working for Facebook when in fact you made $30K a year packing parachutes. Ivanka suggesting that he lower his net worth claim to $2 billion is a very strong indication that both he and his family knew that he was worth about $2 billion. We own a site in Vancouver that based on the current revenue stream generated from the business on the parcel is worth approx. $25 million. The value based on a residual calculation of the current allowable zoning and density puts the value near $48 million. We are 75% through a rezoning and indensification process. We are 100% sure we will achieve that, the residual calculation under those parameters gets us to a $67 million valuation. We are also trying to change one of the allowable uses to a residential use. If we are successful in attaining that, the same parcel would have a value of just shy of $100 million. So, what is the value of the parcel of land? If you told the state it was $40 million for tax purposes, and told the bank it was $200 million because you wanted a big loan - AND you were caught - you'd be looking at a fraud case. First of all, you don't tell the state what it is worth for property taxes, they tell you what it is worth based on the methods they have to follow (in my case highest and best use under current zoning). So our valuation ranges between $48 million for property tax purposes and $67 million for reporting purposes. We also presented an as-if valuation of roughly $100 million to financial institutions. So, a 100% swing in valuations. In high land value areas I can very easily come up with scenarios where this swing is much larger and none of it would be nefarious. Trump has already been judged to have committed fraud, so I am not defending him at all. But the idea that just because there are wildly different valuations floating around, there must have been fraud, is simply not true. It’s a strategy for he gives voters several ways to ignore the criticism against him. One is ‘you’re only calling him that because he called you it first’, or ‘I can’t be bothered to find out which one of you is right so I’ll just ignore both accusations’ or even ‘so what if he is a fascist?
