When I was in the market for a home a few years ago, I was shown an assortment of condos, townhouses, and standalone houses, by developers/builders in a large development area on the South side of Denver. EVERY one of them told me that same thing. No offence Tetra, but with all the press these BS no money down mortgages have been getting lately, you are STILL looking into one? Yes I am. It's a FHA loan/state bond assistance program. It's actually a 97% loan, with the state paying 3%. It does have 1.5 points and income limits but still a much better deal interest wise than a conventional loan.

I have no money down. But was told the home appraises for quite a bit more than they are asking. It's a condo type unit in a development that the builders are tying to sell.

With simple numbers: If my house appraises at $10 and my loan is only for $8 does that mean I have my 20% equity and can forgo the mortgage insurance? I'm trying to talk my purchase amount down just a bit more to get to the 80% level. Yes I will ask my lender, but I can't till tomorrow.

They just had a fee decrease of $50 to $100. I also got the reserve study too, and they're required to have an independent review if they spend more than $75K in a year. It seems pretty well run. -

Thanks for input so far. I quickly read the documents and the only thing I don't like is they say they can go into your house in an emergency anytime w/o notice. But I suppose that's reasonable. It does say though any other time they must give you notice and only enter when it's okay with you. They prohibit dogs running free but it doesn't mention cats so I'm good there (I have an outdoor/indoor kitty) And of course you have to get approval for outside changes but it also mentions inside changes need approval as well over a certain dollar amount. I think I'll go up there this weekend and knock on some doors I guess. -

This townhouse/condo I'm thinking of buying has a HOA. I got the documents and bylaws and such and read through them. Seems reasonable but how do I know for sure. What do you do when you buy in an HOA area? Have someone review the docs? Or don't bother with them? -
Oh, didn't know they were delaying the release in the larger sizes.

I've considered that so I'm only getting a mortagage I can afford all by my lonesome, even if it does leave me broke for a month or two.

What about if I plan on renting out a bedroom or two. So in effect I'm not really going to be paying much more by buying. If you can find that article that would be great. I need all the help I can get I'm sure.

True enough, but some equity is better than no equity. Otherwise it's just money thrown away on rent.

Good things to think about. I don't like HOA fees but then again most townhomes come with them. I'd rather get a house but where I live a townhouse is more realistic now for me financially and location wise. Plus end units with garages don't seem so bad. Am going to look as some on Sunday. Then I can sell in a couple years and buy a house, hopefully

I really want a house but am probably going to be getting a townhouse. Less maintenance and upkeep and slightly cheaper. Anyone else bought a townhouse? What do you love/hate about it?

I've never jumped a Mamba but have two Katanas. I absolutely love them! My goal is eventually to compete in swooping but I can still fly these conservatively if I want. I think its a great all around canopy but definitely a step up in performance than your all around general canopies like sabre 2s.

The latest is that we either have to sign a lease for the entire house by March 1st or leave. I don't want to rent an entire house, that's why I do room rentals. Plus he's an a** and has said other things too.

I've seen a lot of properties listed as a 'short sale' or bank short sale. This is a foreclosure right?

I thought about doing the whole foreclosure/fixer upper house but I have no money to do that. Sure I can buy a cheap house but how will I fix it. I didn't think lenders would give you a home equity loan specifically to make improvements unless you were an investor/contractor or some such to prove you knew what you were doing. Foreclosures here seem pretty in line with normal house prices. No big steal there.

Thanks for the advice guys. It's definitely going to be a fixed rate. I also just found out today that I'm most likely going to have to be out of my rental place by April 1st. (no rental contract just month to month) So it sounds like this might be doable.

I think I'm going to do it! I've been preapproved and have a pretty good idea of my price range. So how long did it take you once you actively started looking till you moved in? Landlord issues are forcing this sooner than I originally wanted.

I have my RSL disonnected. But then again only because I also jump camera. But I do have a Cypress AAD. I don't want the off chance that I have an entanglement while jumping camera so I disconnected it but always activate my Cypress. Make of it what you will.
