Did ya check out her pictures? she will see 100 easy! yeah, she looks great. reminds me of my dad a little. he comes to visit and i want to show him my ultralight trike. as I am setting up he asks me..."do you think I will be warm enough wearing this?" here i thought he just wanted to watch me fly, nope, he wanted to fly rear seat! he's 85.

  4. that, could be a situation where the track builder simply skipped some insulation on that house...i have seen it happen, inspectors paid off at the coffee shop....never actually going to the site. when i was building, i actually tried to throw some education into the mix( i have a degree in construction management )...going for energy efficiency, natural lighting, sound insulation, etc. but i had to keep it simple so the inspectors could understand the plans, and see how they exceeded code. hard to actually "move forward" in the building industry. ________________________________ Where is Darwin when you need him?
  5. you want to size the AC unit at 1 ton of cooling to 500 sf of livable space. Absolutely DO NOT do this, this is old school and is the worst thing to do. My upstairs has 1650 sq ft including a room over the garage. It has a split system heat pump: 2.5 ton outdoor unit and a 3-ton air handler. It works great: it is cool and terrific humidity control. It is all about the heat gain/heat loss. The calculation accounts for all relevant factors that impact the ability of the unit to control the space conditioning. Using the 1-ton per 500 sq ft would be the same as telling a 160 lb jumper to use a 150 sq ft canopy without considering other factors. WRONG. i know this is "old school" but i was making a point that his current system is under sized. ( i am a GC, used to build spec homes) yes, he should hire someone to do energy calcs (most people have no idea what a "heating day" is, what zone the are in, or what R and U factors are...i loved my thermodynamics classes. )on the house to determine the required heating and cooling....a required process here in california. if the addition was "permitted" i am surprised that this was not done. and yes, anytime you have 2 stories, or a spread out floorplan....split systems are more effective and you are able to control the heating and cooling more effectively. ________________________________ Where is Darwin when you need him?

  7. no kidding...wonder how many people know that Volts X Amps = Watts, and Watts X time = your consumption, and your consumption X $ per kilowatt = your bill. Ok... wait a minute... I just did the math and im confused.. Volts x amps =watts correct? 220Vx 40 amps= 8800 Wattsx time= consumtion 8800 x 9 hours= 79200 consumtion x $ per kilowatt= bill 79200 x .097 c/kw= $7683.4 that doesn seem right? 8800 watts is 8.8 kilowatts Ahhhh.. i see.. ok.. so that makes the math then.. Volts x amps =watts correct? 220Vx 40 amps= 8800 Wattsx time= consumtion 8.8 x 9 hours= 79.2 consumtion x $ per kilowatt= bill 79.2 x .097 c/kw= $7.68 is that right?   8. do you live where it is below freezing all winter? here, in the winter, it drops below freezing at night...i watch the weather, and if it is going to be cold for the week or so...i turn of the filter power, and drain the filter, heater, and pump. as long as there is some expansion room for the ice, you will not burst your equipment. leave the system shut down for a as long as it needs to be. the cold prevents algea. as long as you dont mind a few leaves in the pool, you will save alot of $ on power. make sure it has warmed up enough before you re-start the system, or you may have some back pressure in the piping from ice. it freezes here all the time, and i have no freeze protection on my equip. ________________________________ Where is Darwin when you need him?

  10. you have a "heat pump" right? basically and air conditioner run in reverse. the emergency heat setting on these units turns on electric coils, much like a space heater. not sure where you live, but maybe a twin pack FAU (HVAC unit with gas heat) might be a better option? here in the desert my elec bill with a pool is about $75 a month, gas runs about $60....1600 Sf house. but, i also heat 100% with a wood stove and I gather my own wood. ________________________________ Where is Darwin when you need him?
  11. you may want look into a variable speed pool pump. they are pricey to install, but run upwards of 80% more efficient. they will pay for themselves in less than a year, and local power companies may offer good rebates. plus they have an auto shut down if an obstruction is sensed, as in a person getting entrapped. (now required by law on new pools and replacement pumps.) 12 hours is a bit excessive, 6 to 8 is the max i tell my clients to set the filter to run. (i own a pool service company). i run my filter 3 hours a day in the summer, water is crystal clear. pools vary, but you have to do a bit of experimenting on what works...could save alot, and buy more jumps! Thanks for that advice. It is something to check out because I am going to get a price to install a heater if it isn't too outrageous!! BTW, I use Synergy chemicals, if that means anything. HOLD IT!!! Don't get a heater. There are much better options. It's much less expensive in the long run to get a solar collector. You can also use it to heat your domestic water. If you actually want to know more about it then send me a message. I'm about to do an energy retrofit on a house in NJ so I'm getting familiar with the territory. You may be able to get some tax incentives for this. agreed. a heater that heats your house is usually 40,000 Btus, a pool heater to heat a pool and spa is usually 400,000 Btus....ten times the power of your house. We us our spa, (300,000 heater) about 2 to 3 nights a week, and heating just 300 gallons boos the gas bill about $25 a month....average pool is 25,000 gallons...do the math, plus you will be trying to keep it warm all the time. heaters are really only economical for spas, or the occasional crazy naked pool party, at the residential level go with the solar set up, and or a cover. if you know anyone with some brain, building your own solar system with the matts is not hard at all. but now you are dealing with the chemical problem...heat cooks chemicals out of a pool, and the pool will start to turn into pea soup very fast. that is why when you swim in a public pool that is heated, the chlorine level is kept so high. ________________________________ Where is Darwin when you need him?

  19. i use a the special "boxer pre wash cycle." it works great, takes care of all the big chunks and such. but, gotta be careful, it is such a powerful cycle, it can end up damaging some items...see pics, last pic is damage pic. ________________________________ Where is Darwin when you need him?
  20. Thanks, I'll try to confirm the exemption issue. Since I already will get the house upon death without even the need for a will or any probate issues, we both may already be in the best position. and that is a good point there...make sure your paper (wills/trusts) work is in order...you dont want probate to mess things up. so many people dont have a good will or trust, and "get hit by a bus" if you will, and it leaves a headache (added to the pain of loosing a loved one) and additional costs for surviving family members. ________________________________ Where is Darwin when you need him?
  21. i see. if you do quit claim, gotta be carefull on when you do it...as in, if he has debts, it could be considered fraud. email some one on Dave Ramsey's web site...he is really up on this stuff. my parents bought "long term health care" insurance to supliment there other insurance and medicare...then the bastards delcared chapter 7. I would talk to many people (experts) before i make a move. good luck.
  22. essentially, through a quit claim, you will assume all the equity growth tax liabilities, if you ever sell the house, that the house gained while your father owned it. for example, my parents paid $9000 for their house in 1954, they are now 85, house paid off and will leave it to kids upon death. the house is now worth 1.5 million. if they were to quit claim it to any family member, when that family member sells the house, taxes will me collected on 1.5 million - $9000. holy shit. yes, i know. but, each spouse can pass on i believe 3.5 million via wills and trusts, tax free...with the right paper work in place. and, lets say i take possesion of the house via a death will, my tax liability for the house if i were to sell is base on current market value and time of transfer and sales price....as in 1.5 million current value. i sell for 1.6 million....taxes would be on $100,000 only. talk to a local CPA, a good one. ________________________________ Where is Darwin when you need him?

  24. careful, careful. ok, not sure on the AZ tax rules, but...i have been told it is better to inheiret the house, rather than quit claim. reason being that the quit claim process opens you up for taxes on the "increase in equity" or value of the house. you are only allowed to gift someone $10,000 per year tax free, and the value of the house, i am guessing exceeds that. talk to a gooood CPA first, and then talk to another one, and even a third, before you make a move. check out http://www.daveramsey.com/elp/home/ he has a list of endorsed local providers....we have used several for medical insurance and other items and have had great success. ________________________________ Where is Darwin when you need him?
