Practice! I am always amazed at the people I see who think they can just buy a camera helmet and start filming tandems or 4 way or anything else. I have and am currently seeing it! It doesn't matter how many skydives you have. Doing good camera work is a skill that needs to be developed. I worked as a loan officer/home mortgage consultant for 5 years. I can pretty much say for sure that you will be paying mortgage insurance if you have no money down no matter what the property appraises for. The lender will make you put 20% down of what the purchase price is not the appraisal. Also Appraisals always seem to come out right where they need to so I wouldn't expect it to be much higher than your purchasing it for. The only way I know that something like your saying would work is if the appraisal actually did come out at least 20% higher than your paying for it and the current owners wrote up what is called a gift letter where they say they are gifting you the 20% equity as a down payment. This can usually only be down if it is family transaction though. I have been out of the business for about a year but the lending policies have only gotten stricter so I wouldn't expect anything different on the matter. I have been using the Garmin Nuvi 660 for a couple of months and really like it. It has all the extra features you may or may not use(mp3 player, picture viewer, world clock, currency converter, bluetooth, fm transmitter and traffic receiver.) The traffice updates are free for the first 3 months and It has saved me over an hour in a traffic jam the first week I had it. Keep in mind it will only be as good as the fm traffic radio in your area and how often they update it. I think it costs about $60 a year after that. I Just wanted to give a company credit when it belongs to them. I have always had great customer service from Alti-2 and have recently had another great experience. I purchased a neptune about 4 years ago and within a month it had a problem with a pressure sensor which they promptly replaced free of charge. Shortly after this I purchased a second one for my girlfriend and now recently we were both having problems with it locking up and resetting in the middle of a jump and not working. I used their RMA process and sent it back and 2 days later Luann from Alti-2 called me back and said she would be sending me 2 new neptunes free of charge. While I believe this was the right thing to do, not all companies take responsibility for things like this and provide the excellent customer service that I have come to expect and appreciate from Alti-2.
